The followings are responses to preliminary technical comments dated January 10, 2024:
Planning Comments,

In the submittal, there is a Responses to Technical Comments document and it's noted that comment #4 has been
addressed. However, the "additional soils analysis and laboratory testing" report has not been submitted. It was
noted in the DOE document that GeoResources submitted a "Soils Investigation Report, November 9, 2023. This
document needs to be submitted to the city.

The additional soils information and analysis were included in our initial submittal and it is also included in this
resubmittal as requested.
Comment # 2,
The clearing and grading plan must provide the cut and fill quantities, or provide a separate memo with the fill and
cut quantities.

Cut and fill quantities are now shown on Civil Plan sheet C-5.0 as requested.
Development Services Comments,
Comment # 1,
Add the Approval Block to all civil plan pages at the lower right side.

The requested approval block haws been added to Civil Plans Sheet as requested.
Comment # 2,
Vertical Datum must be "N.G.V.D.-29" or "DATUM: K.C.A.S.," on all sheets where vertical elevations are called out.

All plan sheets now show the NGVD 29 Datum as requested.
Comment # 3,
Ingress/egress easement must be constructed per Dwg. No. 3-2CC from the City of Federal Way Public Works
Standards and added to civil plans.

As discussed with Samir Basmeh a note to indicating ingress/egress easement must be constructed per DWG No. 3-
2CC and standard detail of DWG No. 3-2CC have been added to plan sheet C-3.0 as requested.
Comment # 4,
For Short Plat Map, use new permit number 23-105817-00-SU.

This new permit number has been added to the Short Plat map and to the Civil Plan sheets as requested.
