Project Narrative
This project involves developing a 0.89-acre parcel into 2 single-family residential lots,
15,235 sf open space tract, 10’ landscape strip along short plat frontage and a 20’ dedicated
future road area to remain unimproved at this time. Access will be from S 288th St. onto a
new access tract. The current sidewalk along the site frontage on S. 288th St. will remain
for pedestrian access.

CURRENT BUS STOP/WALKING INFORMATION (See attached Pictures and route
maps)
Mark Twain Elementary and Evergreen Middle School:
Shown on the District website there is an established bus stop is located at 28623 Military Rd. S.
within approximately 0.2 miles from the site. The bus stop is for morning and afternoon pickup
for both Mark Twain Elementary and Evergreen Middle school students. Students will walk east
from the proposed development entrance on S. 288th St. on the existing sidewalk, then turn north
at Military Rd. S., and walk approximately 350 ft to the bus stop located at 28623 Military Rd. S.
This route does not require students to cross any busy streets.
Note: Mark Twain Elementary Students would likely not be required to walk to the designated
bus stop. Bus stops are adjusted according to the age of the student. These students may wait in
front of their homes or within a short distance. There are streetlights across on the south side of
S. 288th St that give illumination for early morning students waiting and pick up.
Federal Way High School:
Shown on the District website there is an established bus stop is located on the corner of 20th
Ave S. @ S. 295th St. within approximately 0.33 miles from the site. Students will walk west
on S. 288th St., then turn north on 20th Ave S. and walk approximately .18 miles to the bus stop.
There are 5’ established sidewalks along the walking route to the bus stop. There are streetlights
on the south side of S. 288th St. that should provide enough illumination for students walking to
the bus in the earlier winter hours.
