Cast -in -Place Storm Vault Outside City Center Core
Dear Ms. Fosdick:
The City of Federal Way Public Works Department has considered your request to modify Development
Standards Section 4.1.1.B which requires al detention facilities outside of City Center Core to be above
ground. The above entitled site is located on parcel 41221039037 (south end of 22nd Ave SW). After
evaluating the existing storm collection system, review of the recommendation of the City's
Geotechnical Consultant (GeoDesign Inc.), review of Federal Way Revised Cade (FWRC) provisions
16.35.010, Federal Way Design Standards Section 4.1.1.13, and King County Surface Water Design
.Manual (KCSWDM) Section 5.1.3.1, the Public Works (Department hereby approves your request with
the following conditions:
1. The proposed cast -in -place storm vault shall be the maintenance responsibility of the future
HOA. The plat will sign and record a Declaration of Covenant for the storm detention and
treatment design.
2. The maintenance responsibility for the storm vault will be clearly defined in the HOA and home
sale closing documents. Written acknowledgement of this restrictive covenant will be required
by each property owner and each sale.
3. The cast -in -place storm vault is being granted strictly for health and life safety reasons based
upon recommendations made by the City's geotechnical consultant's review of the site, site
topography and location of the cast -in -place storm vault.
4. This recommendation will not be considered precedence setting for future acceptance of storm
vaults in residential plats.
5. The storm vault shall be permitted under a separate engineering permit and reviewed by the
City's On -Call Structural Engineer.
