Dear Mazen Haidar:
The Community Development Department is in receipt of the December 14, 2023, application submittal for
the short subdivision of one single-family residential lot into two single-family residential lots. Pursuant to
Federal Way Revised Code (FWRC) 18.30.050(a), within 28 days of receiving a short subdivision application, the
department shall notify the applicant whether the application is complete, or whether additional information
is necessary.
NOTICE OF COMPLETE APPLICATION
Please consider this correspondence a formal Letter of Complete Application. Pursuant to FWRC 18.30.050,
the application is deemed complete as of January 10, 2024. The complete application determination is based
on a review of submittal documents relative to those requirements as set forth in FWRC 18.30.030. The
submittal requirements are not intended to determine if an application conforms to the City of Federal Way
codes; they are used only to determine if all required materials have been submitted.
NOTICE OF APPLICATION
A Notice of Application (NOA) will be posted on the city’s official notice boards and published in the Federal
Way Mirror within 14 days of this letter, pursuant to FWRC 18.30.080(2). The city will prepare two Public
Notice Boards that the applicant will be responsible for posting on site by Friday, January 19, 2024.
Further posting instructions and the notice boards will be available for pick-up at Will Call at the second floor
of City Hall on Friday, January 12, 2024.
PRELIMINARY TECHNICAL COMMENTS
A full technical review of the proposal has not been conducted. However, during a brief and cursory initial
review of the application the following technical issue have been found and needs to be addressed in order to
expedite the review process.
1. Add the Approval Block to all civil plan pages at the lower right side.
2. Vertical Datum must be “N.G.V.D.-29” or “DATUM: K.C.A.S.,” on all sheets where vertical
elevations are called out.

3. Ingress/egress easement must be constructed per Dwg. No. 3-2CC from the City of Federal Way
Public Works Standards and added to civil plans.
4. For Short Plat Map, use new permit number 23-105817-00-SU.

Formal processing and review of your application will now begin. Technical review comments, if any, may
result in a request for additional information and revisions in order to comply with applicable code
requirements.
Please note, the original plan review fee collected at submittal of your permit covers the initial review and one
resubmittal. The city charges applicants for any additional staff time necessary to complete each review
