Planning Division; While exact locations of homes are not known at this time they will be set in accordance with FWRC 19.130.240 5 ft sides and back and 20 ft front. With regard the open space provision we would like to take the option of the fee in lieu option. Since the lots are quite large, separated by the existing house, the set aside seems quite impractical. I assume some sort of HOA would need to be established to organize its use and maintenance which seems to be very impractical and the set aside might become a haven for bad activity rather than a good outcome. Neither new lot benefits from the no set aside and we would plead that the fee be minimal. The costs that we are incurring make it almost not possible to achieve this two lot improvement and a large fee in this case might just stop the progress. Public Works Traffic Division We thank the traffic division for their extra time spent to exclude the final 80 feet from street development but still included in the 22 foot easement. We would ask further review of the street light requirement and ask that that installation be waived as there is already a street light on the eastern property line almost midway of the subdivision. We feel that two street lights on a 590 foot dead end street is redundant and not needed. Lakehaven Utilities Proper easements have been made as per plan. Specifications for meter size due to the requirement that new construction dwellings would need to have sprinkler systems installed are included by Rainier View Plumbing. Water and sewer availability statements are included. South King Fire. As per conversation with Fire Marshall Goodsell, since there is not adequate land for a cul-de-sac each newly constructed home must be fit with a sprinkler system. Land Use Issues. Perk tests indicate that the new home on lot three will be able to be fitted with a on lot filtration system. New home on Lot 1 might be as close as 5 feet from the boundary of the Federal Way water retention area. We feel with proper directed drain pipes all surface water could be diverted into the drainage area successfully. If needed an on sight infiltration system could also be installed. We are asking for consideration in the area of surface water for the new half road that must be built. We currently have a 10 foot paved drive in this same area. The land has a probably ten foot decline from the start of the property to the end, 290 feet. We are asking that the natural incline that has drained so well all this time be allowed to be adequate for the small increase in hard surface being created. Again this is a dead end street that will never be extended. Thank you for your consideration.
