Subject: Request for Fee -In -Lieu payment For Open Space/Parks
South Campus Estates, 10-Lot Subdivision; APN 3021049041
Dear Mr. Hutton,
Pursuant to current City code, it is our understanding that all residential subdivisions are typically
required to provide open space in the amount of 15% of the gross land area within a subdivision site.
However, code also offers the possibility of a fee -in -lieu payment be made to satisfy open space
requirements, which we are requesting herein for South Campus Estates. The project proposes the
development of a ten (10) lot single family residential subdivision located at the southeast intersection
of 6th Avenue SW and SW 3661h Street; Assessor Parcel Number 3021049041.
In consideration of the City's overall park plan, quality, location, and service area of the open space that
would otherwise be provided within the South Campus Estates subdivision, we believe that the location,
quality and extent of the required project open space would not fulfill the intent or purpose of useful
common open space as a result.
As such, we respectfully request your careful consideration and approval of this matter. Thank you.
