RE: Fee-in-Lieu Open Space Request
Twin Trails Subdivision
Dear Mr. Hutton:
On behalf of Prospect Development, ESM Consulting Engineers is submitting this letter
as a request to pay a fee-in-lieu of providing usable open space for the Twin Trails
Subdivision. The applicant would like to make a request to pay a fee-in-lieu of providing
open space (15% of gross land area of the subdivision site).
The subject property is King County tax parcel 242103-9051 and a portion of 242103-
9008, located at 1605 SW 341st Pl. The applicant is seeking to subdivide the project
parcels into 38 single-family residential lots. The project will also include a 60’ wide public
road, a 52’ wide public cul-de-sac, half road of a 78’ wide public road, four (4) private
access tract, one (1) tree retention tract, and one (1) stormwater tract.
While the project is seeking to pay a fee-in-lieu of open space there are a variety of
recreation opportunities around the site; which will be available to the future residents. See
below for an inventory of recreation spaces and their respective distances from the project
site.

The applicant believes the request to pay a fee-in-lieu of providing on-site open space will
not impact the future resident’s accessibility to open spaces.
