This application proposes a new dual drive-thru and walk-up coffee stand by BigFoot Java and
Steve Davis. Associated site improvements include drive aisles, parking, frontage
improvements, trash enclosure, site lighting, pedestrian amenity area, and utilities.
A collaborate design process between the project stakeholders and design professionals, along
with feedback received via the City of Federal Way’s pre-application process, has resulted in
proposal that best utilizes the property, fits within the surrounding area and meets the City’s
goals and requirements, especially traffic and safety considerations.
Due to the narrow shape of the lot, the building is oriented parallel with the length of the
property to facilitate vehicle approach and exiting, while still allowing adequate queuing for
drive-thru windows. The parcel is relatively flat in nature, allowing good visibility through the
site from the public right-of-way. Site lighting enhances views between the street, building
access, pedestrian areas, and trash enclosure.
To meet the vehicle queuing, access, and parking needs, more of the lot requires paving, which
in turn necessitates underground detention and water quality systems. A CMP detention pipe
tank manifold system will provide flow control, while a biofiltration vault treats stormwater to
meet the enhanced water quality menu standard. The project will maintain stormwater
discharge to the natural location.
The pedestrian amenity area is located onsite, between the street frontage and the building
and includes a bike rack, garbage receptacle and light bollards. It is located along the
pedestrian path connecting the public sidewalk to the building’s employee access and customer
walk-up window. Concrete is proposed for pedestrian paths, providing visual delineation from
asphalt pavement for the general vehicular movements.
The building provides ample modulation in the vertical walls, as well as a sloped roof. Current
and modern finishing materials include metal roofing, anodized aluminum storefront, insulated
glass, clear tongue and groove siding and ceramic porcelain work.
