Dear Ms. O'Neal:
On May 31,2011,the City of Federal Way's Community and Economic Development Department
received your complaint regarding the subdivision of 37110 19th Way South.The City approved the
subdivision of this property on July 18,2008(file#07-104963-00-SU-Malkit Short Plat),which divided
one lot into two,with one existing residence to remain.Both lots comply with requirements of residential
zone RS 7.2,and measure at least 7,200 square feet.The subdivision complies with all other requirements
of Federal Way Revised Code.The appeal period for this subdivision has expired.
The Regency Woods CCRs are a civil agreement between property owners and the HOA.The City does
not have the authority to enforce CCRs.

To Whom It May Concern:
I am writing on behalf of the Regency Woods Homeowners Association. We have been
informed that the City has approved the homeowner at 37110 10th Pl. S., Federal Way, WA
98003, to divide his lot and build a second home on the lot. We are formally protesting this
action.
The Regency Woods HOA is a single family neighborhood with 220 lots. Mr. Singh has
not requested approval to divide or build on the property and if he did, he would NOT be
approved. Our CCR's do not allow for division of lots. Even if it did allow, the secondary lot
would not be large enough to accommodate a home required to be built per the CCR'S.
We appreciate your review of this matter. Please contact me as soon as possible to
discuss this issue.

Dear Mr. Singh:
It has come to our attention that you are planning to build a structure on your lot in
Regency Woods. This action is a violation of the CCR's:
Per Article 3.1.2 of the CCR's: "No Structure other than one single family dwelling
shall be erected, altered, placed or permitted to remain on any Lot."
We also understand that you have or are working with the City of Federal Way to
divide your lot. This is also not allowed by the CCR's. Regency Woods HOA is a
neighborhood of 220 lots/homes. Division of lots is not allowed.
We have not received any applications from you regarding this construction. Please
cease all construction plans and contact me immediately regarding this project.
