According to the submittal,the proposed improvements include the removal of the existing awning covering, incorporating the existing awning gutter in a new awning design,and the addition of a new parapet wall extending eight feet above the existing roof.The existing awning gutter,which will be used in the new awning design, is eight feet above grade and extends three feet from the building.New black dibond with reflective white vinyl will be installed on the face of the new awning.The newly designed awning will be supported by four anchors extending three feet above the awning.The new parapet wall extends eight feet above the existing building extending its overall height to 23 feet above grade.The submitted elevation plans indicate the new parapet wall will contain the establishment's signage. The proposed improvements do not reduce required parking, landscaping,buffering,open space,or public areas;do not change the location of utilities or easements; and create no impacts to sensitive areas or significant trees. Based on the City's review,the Process I land use application for the installation of a parapet wall and awning improvements is approved.This Process I land use review does not grant approval of signage shown on submitted site plans.The applicant must submit a sign permit application. The City's Building Division has indicated that a building permit will be required for the new parapet wall and anchor structure for the redesigned awning. Work may not begin until a building permit is approved.A sign permit will also be required for any proposed signage. This Process I decision shall not waive compliance with future City of Federal Way codes,policies,and standards relating to this site. The effective date of this decision is February 11,2008,or three days from the date of this letter.Pursuant to FWCC § 22-356,any person who received notice of the administrative Ms.Karlsson February 8,2008 Page 2 decision may appeal this decision to the Federal Way Hearing Examiner by February 25,2008,or 14 days from the effective date of decision.No work on the proposal can commence until the end of the appeal period.However,in that you are the only party of record,you may waive your right to appeal this decision.If you wish to waive your right to appeal,you must do so in writing or via email to the attention of Associate Planner Matthew Herrera.
