On March 6, 2003,the City of Federal Way Development Review Committee(DRC)met to discuss outstanding issues related to your application. Pursuant to Federal Way City Code(FWCC)Section 20- 44, upon receipt of an application,the City has 28 days to determine whether all required information and documentation has been submitted. Completeness for a boundary line adjustment application is predicated on the information required in FWCC Sections 20-43 and 20-83 (enclosed). Based on a review of your submittal relative to those requirements as set out in FWCC Section 20-43, your application is deemed complete as of today's date(March 13, 2003). However,the following additional information is required in order for the City to complete its technical review of the proposed BLA: 1. Show the location of all existing structures on the lots and the distance of each from both the existing and proposed lot lines,when such distance is less than 50 feet. Parcel number 119600-3810 is currently under construction for a single-family home. In that the footings for this structure have already been poured, it is considered an existing structure and must be indicated on the site BLA. 2. Show the area, in square feet, of each of the existing lots. 3. Show the area, in square feet, of each of the proposed lots. 4. According to the City's inventory of environmentally sensitive areas, there is a stream located on the northwest corner of parcel number 768380-0280. The location and extent of this natural feature must be shown on the plat drawing. For your information,the City regulations generally restrict development within 100 feet of a major stream. 6. Provide the phone number of each property owner on the mylar. 7. Provide existing topography of the land indicated by contours of two-foot intervals for slopes less than 20 percent or greater. 8. Signature blocks must be provided for all parties with a vested interest in the property. According to the submitted title report,the BLA will require the signatures of 1)Albert D. Salmon,Jr., 2)Phyllis M. Salmon, and 3)Bank of America NT& SA doing business as Seafirst Bank. These parties will be required to provide notarized signatures on the approved mylars prior to recording the BLA.
