Mr. Greg McKenna ism The Farrell Group PO Box 66826 Seattle, WA 98166-0826 Re: File No: 03-105133-000-00-UP; PROCESS I APPROVAL Farrell Group Storefront; 1626 South 310th Street, Federal Way Dear Mr. McKenna: The City has completed a Process I review of the proposal submitted on November 17, 2003, regarding facade improvements at the existing tenant space located at 1626 South 310th Street. Specifically, you are proposing to install two new storefront systems along the northern portion of the west façade of the building. These storefront systems consist of double-glass doors with surrounding windows, and will coordinate with the existing tenant entrances at the southern corner of the west façade. Zoning for the subject site is Community Business (BC). Retail uses are permitted in the BC zone pursuant to Federal Way City Code (FWCC) Section 22-751. The proposed project is not subject to nonconformance requirements as set out in FWCC Section 22-334, in that the value of the alteration associated with the proposed improvement is less than 50 percent of the assessed or appraised value of the existing improvement, and there is no gross floor area expansion. The proposed project meets the requirements of community design guidelines, in that the storefront systems do not significantly alter the existing architectural design of the building and are consistent with the tenant use. Therefore, based on the City's review,the proposed new storefront systems are administratively approved. This decision shall not waive compliance with future City of Federal Way codes, policies, and standards relating to this project site. Pursuant to FWCC Section 22- 355, any person who received notice of the administrative decision may appeal the decision to the Federal Way Hearing Examiner by December 31, 2003. In that you are the only party of record to this proposal, you may waive your right to appeal. The City must receive this waiver in writing. If you choose to waive your right to appeal, you could begin work on the project on December 17, 2003, provided you have obtained the necessary permits for the proposal by that date. Please be advised that a building permit is required for the project. The total hourly Process I fee for this project is $57.50 (one hour at 57.50 per hour). This amount is subtracted from the $57.50 application fee paid at the time of project submittal, and as such,there is no outstanding balance.
