On May 20,2014,the City of Federal Way's Department of Community Development received your
request for verification of any critical areas located on the above-mentioned property,parcel
#1021039024.After investigating documents and files associated with the property in question,portions
of it are mapped as being within the following areas:
• Landslide hazard area
• Erosion hazard area
• 100-year floodplains
Landslide hazard areas are considered geologically hazardous areas and are regulated as such
under Federal Way Revised Code(FWRC)Chapter 19.160, "Geologically Hazardous Areas."
Erosion hazard areas are considered geologically hazardous areas and are regulated as such
under FWRC Chapter 19.160.
100-year floodplains areas are considered geologically hazardous areas and are regulated as
such under FWRC Chapter 19.160.
The subject property is also located within the City's shoreline jurisdiction. Shoreline designation
is not a critical area but does involve additional regulations pursuant to FWRC Chapter 15.05.

Just to be clear, my understanding is you are looking for a letter from the City that identifies,to the best of our
knowledge, whether any critical areas affect the subject property.
Usually that takes about a week. We are running at peak volume on permitting right now so it may be a bit longer, but it
should be about that time frame.
Unless I hear back from you we'll proceed accordingly.
