The Department of Community Development Services hereby approves the Process I application. FINDINGS 1. As shown in the Process I submittal packet,façade improvements include: a. Replacement of existing windows with fiberglass window and vinyl frame. b. Installation of metal trim around existing window façade modulations. c. James Hardie lap/panel and Dryvit façade treatments replacing existing brick exterior. 2. The proposed improvements do not reduce required parking, landscaping,buffering,open space,or public areas; do not change the location of utilities or easements; creates no impacts to sensitive areas or significant trees; and do not require the entire site to be brought into conformance with current development regulations. 3. Proposed improvements are limited to building façade and no permanent changes to the existing site plan are proposed. 4. The City's Building Division is currently reviewing the associated building permit(File#09- 101383-MF). Construction of the proposed improvements may not begin until the building permit is approved. Based on the findings above,the Process I Master Land Use Application for the exterior improvements is approved. APPEALS The effective date of this decision is May 1,2009,or three days from the date of this letter.Pursuant to Federal Way Revised Code 19.55.050,any person who commented on the application or requests a copy of this administrative decision may appeal the decision to the Federal Way Hearing Examiner by May 15, 2009. Any appeal must be in the form of a letter delivered to the Department of Community Development Ms.Petersen . Aprl 28,2009 .. Page 2 Services with the established fee.The appeal letter must contain a clear reference to the matter being appealed and a statement of the alleged errors in the Director's decision, including the identification of specific findings and conclusions made by the Director disputed by the person filing the appeal.No work on the proposal may begin until the end of the appeal period and building permit issuance. CLOSING This land use decision does not waive compliance with future City of Federal Way codes,policies, and standards relating to this development.This Process I approval does not constitute approval of a building permit.
