The City's Department of Community and Economic Development received your zoning inquiry on June
8, 2012 regarding parcel#072104-9246. This email is in response to your question regarding whether
this is a buildable residential lot. The subject property is zoned RS 7.2. The minimum lot size in this
zone is 7,200 sq.ft. pursuant to the Federal Way Revised Code(FWRC) 19.200.010'Detached dwelling
unit'. FWRC 19.11O.O2O(2)(b) 'Calculating Lot Coverage' states that a vehicular access easement, private
tract,or that portion of a private driveway located within the "flag pole"or"access panhandle" part of
the lot will not be used or considered in determining compliance with the maximum lot coverage
requirement of this title. According to our records this property is 16,108 sq.ft. This meets the
minimum lot size requirement for this zoning district and is considered a buildable lot.
The City does not have any street improvements planned in the Comprehensive Plan that would affect
this property.A new single family home is subject to current transportation impact fee(TIF). For
estimation purposes,the current TIF for a single family is$3,112.00 per dwelling unit(lot). Should you
