The City of Federal Way's Community Development Department has received your zoning verification
request for the subject property (Parcel #1954600186). The information below addresses your specific queries
in bold,with the City's response following.
Is the lot buildable?
The subject property is legally non-conforming with regards to minimum lot size requirements; therefore, the
following criteria pursuant to Federal Way Revised Code (FWRC) 19.105.010.(2)(b) must be met in order to
erect a structure on the property.
The lot lines defining the lot or parcel were recorded in the county assessor's office prior to February
28, 1990, and the lot or parcel has not been simultaneously been owned by the owner of a contiguous
lot or parcel subsequent to that date.
The subject property was platted in 1953 as part of Demarwood Add, prior to the City's February 28, 1990,
incorporation. Given this information, the subject site is a buildable lot contingent on the ability of the
applicant to provide sales history which meets the contiguous lot or parcel ownership criteria of FWRC
19.105.010. (2)(b).
Can a single family residence be built on the subject property?
If the above-mentioned criteria can be met,the following zoning regulations would apply:
The subject property is zoned Single Family Residential (RS 15.0). Detached dwelling units are an
allowed use pursuant to FWRC 19.200.010.
