THE OBSERVED DAMAGES INCLUDE: IN THE CLOUDED AREA, THE STICK FRAMED ROOF WITH COMPOSITE ROOFING HAS UNREPAIRABLE DAMAGE TO THE RAFTERS, CEILING JOISTS AND ROOF SHEATHING. PART OF THE NORTH GARAGE WALL IS DAMAGED AND NEEDS TO BE REPLACED. - NO FIRE DAMAGE WAS OBSERVED OF THE ROOF ON THE SOUTH SIDE OF THE BUILDING. SEE RECOMMENDATIONS BELOW, NOTES AND DETAILS ON PLANS FOR HOW TO REPAIR THE DAMAGES. THE HOMEOWNER WANTS TO MAKE SOME ALTERATIONS ALONG WITH THE FIRE DAMAGE REPAIRS: DEMOLISH THE EXISTING BEARING WALLS, BEAMS, AND PARTITIONS TO CREATE AN OPEN SPACE. AT THE NORTH WALL, SWAP LOCATIONS OF THE EXISTING WINDOW AND SLIDING DOOR. TO ACCOMMODATE THE LARGER OPENING, WE DESIGNED THE ROOF SYSTEM AT THE FIRE DAMAGED LOCATION WITH ROOF TRUSSES, SEE PROPOSED ROOF FRAMING PLAN. - WE ALSO CALCULATED AND UPGRADED THE EXISTING LATERAL RESISTING SYSTEM OF THE MAIN FLOOR DUE TO REMOVAL OF THE INTERIOR PARTITIONS (PROBABLY SERVED AS SHEARWALLS). - AT THE CRAWL SPACE, WE PERFORMED A SEISMIC BUILDING RETROFIT IN THE FIRE DAMAGED AREA BY ADDING PLYWOOD SHEATHING TO THE CRIPPLE WALLS AND BOLTING THE SILL PLATE TO THE CONCRETE STEM WALLS, SEE PROPOSED PLANS AND DETAILS.
