8c - Community Center Slide ReplacementFederal Way Community Center Slide & APU Replacement Contingency Funding Presented by John Hutton, Parks Director December 6, 2022 Original Scope of Work • Remove current concrete footings and install new • Install new slide & stairs within leisure pool area • Remove APU Structure (play unit) and install new APU structure within same footprint • Remove old pool plaster and re -plaster with new Additional Concrete Removal • Concrete Footing Removal ■ Building plans and initial field verification determined that the existing footing was 8" in depth ■ Upon demo, an additional 16" of footing was discovered, leading to additional cost for removal I concrete cuts for demo during demo '. Ilk additional slab thickness Rust/Corrosion Repairs Late October 2022, tiles with visible rust stains were removed to determine severity of corrosion underneath, if any. Upon removal, CEM discovered conditions of the concrete behind the tile along with embedded rebar to be significantly deteriorated from rust/corrosion. Based on this discovery, CFW staff authorized CEM to remove tiles from additional locations. Conditions of concrete and rebar in the additional locations presented the same deterioration. The level of corrosion uncovered was beyond anything staff had anticipated. A full report and plan for reconstruction would follow. • CFW staff directed CEM Aquatics to complete temporary repairs • Repairs include demo of visible corrosion within specified areas, installing embedded zinc anodes to slow corrosion over time and patching concrete with SIKA products approved for this application. • These repairs should extend the life of the pool approximately 10 years. Tile Repairs Tile replacement is needed in areas where rust/corrosion repairs are being completed F Waterproofing • Kryton Waterproofing Systems three step Krystol Leak Repair System will be applied over all repairs to prevent water intrusion • Additionally, CFW staff is requiring waterproofing of the entire pool to extend the pool life and reduce potential future water intrusion Krystol T 1 �- Krystol "tal Repai r G rout Current Condition & Future The full extent of damage caused throughout the concrete will remain unknown until a full GPR assessment is completed.
