Dear Mr. Brown:
On May 10, 2013, the City issued a Use Process I decision authorizing modifications to the parking lots
on the north and south side of the Macy's store at the mall.
On January 16, 2014, you submitted a request for modification to the approved plan. The request is to
shift five rows of parking stalls and associated landscaping islands approximately six feet to the south.
The purpose of this modification is to provide adequate space for improvements associated with the
proposed Dick's Sporting Goods store located on the south side of the mall between the Sears store and
the Macy's store.
Findings
1. All code required parking space and drive aisle dimensions are maintained.
2. The main drive aisle navigating the south side of the mall is reduced in width, but still meets
minimum requirements.
3. An equivalent square footage of parking lot landscaping is maintained (as compared to existing
condition).
4. Code requires parking lot landscaping at the end of each row of parking. The proposed site plan
shows an existing landscaped island at the east end of the north row of parking as being replaced with
pavement striping. This is because that area will be disturbed again for the Dick's project and
installation of landscaping in this area would be destroyed shortly after planting. If for some reason
the Dick's project is not constructed, this striped area will be replaced with landscaping acceptable to
the City within 6 months of the completion of the parking lot modification improvements.
5. Walkway and wheel stop improvements as depicted on the approved Dick's Sporting Goods land use
decision site plans (file 13-104797) shall be installed in conjunction with the Dick's project. If for
some reason the Dick's project is not constructed, those improvements shall be installed by the
property owner within 6 months of the completion of the parking lot modification improvements.
The modification request is hereby approved, as depicted on the site plan submitted January 16, 2014,
prepared by ESM, and subject to the below conditions:
1. If for some reason the Dick's project is not constructed, the striped area depicted at the northeast edge
of the parking rows will be replaced with landscaping acceptable to the City within 6 months of the
completion of the parking lot modification improvements.

2. If for some reason the Dick's project is not constructed, walkway and wheel stop improvements as
depicted on the approved Dick's Sporting Goods land use decision site plan (file 13-104797) shall be
installed by the property owner within 6 months of the completion of the parking lot modification
improvements.
