City staff has reviewed your request for verification that the above -mentioned parcel is a buildable lot.
Pursuant to Federal Way Revised Code (FWRC) 19.105.10, a lot or parcel is a buildable lot if it meets all
of the following criteria:
(a) It was created or segregated pursuant to all applicable laws, ordinances and regulations then in effect.
Staff Response — Based on information received by email on Friday, February 19, 2016, at 10:29 am
from Puget Sound Regional Archives, the subject parcel lot was created legally in 1957; additionally,
Archives indicated they do not possess any records that indicate the parcel should be declared
unbuildable. The legal description of the parcel at that time is the same as the current legal
description.
(b) Except as specified in subsection (2) of this section, it is at least as large as the minimum lot size
established by this title.
Staff Response — According to the King County Assessor, the subject parcel is 10,000 square feet. The
parcel is located within the RS 9.6 zone, which requires a minimum lot size of 9,600 square feet.
(c) It is adjacent to a street, access tract, or driveway providing access to that lot or parcel that meets the
minimum requirements of the International Fire Code and other code provisions established by or
under this title.
Staff Response — The subject parcel is adjacent to South 328"' Street.
Pursuant to FWRC 19.105.10 (d), nothing in the above subsections eliminates the requirement to comply
with all other provisions of the FWRC, or other applicable regulations, prior to obtaining a building
permit or other construction pen -nit.

Leila,
Tax parcel 614360-0570 and -0571 were segregated in 1957. The legal description of -0570 at that time (and up through
1972) was the same as you sent. The legal description of -0571 was the same as the last line of the legal you sent to us
("AKA LOT 112 OF NORTH LAKE SHORE LANDS UNREC LESS E 100 FT LESS RDS").
There is no indication of any reason why -0570 would be "unbuildable".

Thank you for your previous help with a lot on the Butko BLA, and determination that it was an illegally created lot.
I have another lot to research. The following parcel (6143600570) is assigned a tax parcel number but it states it is
'unbuildable' (do you have any pre-1972 records?). I would like to know if it was legally created or segregated prior to
King County Subdivision laws; determine within our analysis why the lot is claimed as'unbuildable' currently.
Do you have any assessor property record card files on property record cards for Lot 112 of North Lake Shorelands or
parcels related to 112?
