The proposed parking expansion would be located on the north side of parcel #172104- 9073 in the existing side yard. PERIMETER LANDSCAPE BUFFER In accordance with FWRC 19.130.240(3), parking areas and driveways may be located in required side yards within RM zones. However, pursuant to FWRC 19.125.060(3), twenty (20) feet in width of Type III landscaping shall be provided along all public rights -of -way. The purpose of Type III landscaping is to provide partial visual separation of uses from streets and main arterials. Based on the submitted preliminary drawings, it appears the location of the proposed parking lot expansion would intrude into the required landscape buffer and thus not meet this code requirement. Additionally, there are requirements for parking lot landscaping (FWRC 19.125.070) that would need to be addressed. If the layout of the proposed parking lot expansion can be re -configured to meet the above -mentioned requirements, the remainder of this letter outlines the review process for such a proposal. Pursuant to FWRC 19.15.030(1), any minor improvement, modification, and/or addition to a developed site, such as a parking lot expansion that is exempt from SEPA, would be reviewed using a Process I land use application. Enclosed are the submittal requirements for a Use Process I application. Use Process I applications are charged a fee of $82 at the time of submittal and $62 an hour for any additional review time.
