The proposal is to construct a new 2,645 square -foot single-family residence with covered patio and porch, and an 862 square -foot attached 3-car garage on a vacant lot. A review of the material you submitted indicates the following issues that must be addressed prior to land use approval. 1. Per the Process IV Hearing Examiner's Decision, dated January 27, 2014, the applicant is to construct the driveway several feet off the property line near the South 334h Street location in order to avoid the critical root zone of two mature western red cedar trees on the neighboring property. The driveway must be relocated 12 feet from the property line, as depicted on the redlined drawing, to match the approved Process IV site plan. 2. As a condition of Process IV decision, the modified location of the ingress, egress, and utilities easement shall be recorded with King County Recorder's Office prior to final inspection of the easement construction permit (or associated building permit). 3. As depicted on the site plan, the southwest corner of the house eaves overhang into the 100-foot wetland buffer. No part of the house may be located in the wetland buffer, which includes eaves. The house must be relocated outside the wetland buffer. 4. The silt fence is located approximately 20 feet inside the 100-foot wetland buffer. The silt fence must be located at least one -foot outside the wetland buffer so when digging and setting the silt fence, the buffer will not be impacted. No work may take place within the wetland buffer area. Be aware that construction staging and equipment cannot be located in the wetland buffer area. In order to stay out of the buffer, the structure may have to be relocated to adequately provide room for excavation, foundation, and/or general maneuvering around the building. 5.
