Dear Mr. Grundhoffer:
The City's Department of Community Development is in receipt of your June 28, 2018, site plan revision
request located in the Waremart Concomitant Agreement area to modify the approved building fagades on
a new medical office/fast food building. The project was granted Process II Site Plan conditional approval
on January 14, 2018, expiring five years after the decision.
According to your application and revised site plan, the following modifications to the approved site plan
are proposed:
• Moving roof drainage from the interior of the building to the exterior, replacing drainage system
with scuppers and conductor heads to external downspouts.
• Revised exterior masonry veneer.
• Revised elevations with lowered parapets at the perimeter of the building.
• Revising all metal canopies to covered fabric awnings with steel frames and a minimum
projection of 6 feet.
• Revised photometric drawing/foot-candles due to revised awnings/canopies.
There are no changes to site access points or impacts to the environment with the requested minor site
plan revision. The proposed building design (fagade modulation and screening requirements) revisions are
consistent with the approved Process II decision (File #17-101596-00-UP), does not create additional
impacts, and complies with Federal Way Revised Code (FWRC) requirements, particularly FWRC
Chapter 19.115 `Community Design Guidelines.' Pursuant to FWRC 19.15.090(3), the modification
request is consistent with city codes and policies. The Process II decision is not subject to public notice;
therefore, no notice will be required for the site plan modification.
The request for a minor site plan modification is hereby approved.
The original Process II approval decision and the site plans approved and referenced in the January 14,
2018, Process II approval are still valid and applicable, with the minor modification approved herein.

BUILDING PERMIT ISSUANCE REQUIRED
This Process II land use revision does not constitute building permit approval, or authorize
clearing/grading activities. The associated revisions to the commercial building permit application for the
new structure, File #17-105848-00-CO, is still under review by Development Services, Traffic and the
Building Division. Revised building permit plans are required to be resubmitted for review and approval.

Listed below is description of the changes made to each sheet to lower the height of the parapets at the
perimeter of the building and revising the steel canopies to fabric awnings.
Sheet Revision
A.2.0: Revised key notes 8 and 9 to reflect moving roof drainage from the interior of the
building to the exterior and providing scuppers and downspouts to address roof
drainage; steel canopies have been revised to be fabric awnings with steel
frames; location and number of columns along grids 1, 2, 7 and grid H has been
revised to reflect this change.
A.2.1: Removed roof drains and overflows from the roof and replacing them with
scuppers and conductor heads to external downspouts at the perimeter of the
building. Cricket locations have been revised to reflect the new locations of roof
scuppers.
A.3.1: Elevations revised to reflect the lowering of parapets at the perimeter of the
building, revising the metal canopies to awnings and adding scuppers, collector
heads and downspouts at the building exterior walls. The masonry veneer
product description has been revised.

S2.1: Removed the steel components, tags and notes associated with the metal
canopies and revised the beam size at the storefronts. Notes were added to
identify awnings at the building perimeter and a note was added to the roof
framing notes to identify details for connection of awnings to the exterior wall.
S4.0: Details 4 and 6 have been noted as "not used" as their scope has been removed
from the project.
S4.1: The truss tension load has been added to detail 1. A note to see 2/S4.1 for
additional information not called out has been added to detail 2. Details 5, 6, 7
and 8 have been noted as "not used" as their scope has been removed from the
project.
S4.2: Details 3 and 4 have been revised to reflect the removal of the steel canopies
and include storefront soffits and blocking. Details 5, 6, 7 and 8 have been noted
as "not used" as their scope has been removed from the project.
S5.1: Details 11 and 12 have been added to address blocking for the awning frame
connections at EIFS system and the masonry veneer.
P1.1 Noted removed the roof drains; removed noted 17, 18, 19, 24 and 25.
PH-1 The photometric plan has been updated to reflect the change from steel
canopies to fabric awnings and the resulting impact on light levels surrounding
the building.
