The project was granted Process II Site Plan conditional approval on January 14, 2018, expiring five years after the decision. According to your application and revised site plan, the following modifications to the approved site plan are proposed: • Moving roof drainage from the interior of the building to the exterior, replacing drainage system with scuppers and conductor heads to external downspouts. • Revised exterior masonry veneer. • Revised elevations with lowered parapets at the perimeter of the building. • Revising all metal canopies to covered fabric awnings with steel frames and a minimum projection of 6 feet. • Revised photometric drawing/foot-candles due to revised awnings/canopies. There are no changes to site access points or impacts to the environment with the requested minor site plan revision. The proposed building design (fagade modulation and screening requirements) revisions are consistent with the approved Process II decision (File #17-101596-00-UP), does not create additional impacts, and complies with Federal Way Revised Code (FWRC) requirements, particularly FWRC Chapter 19.115 `Community Design Guidelines.'
