You have inquired about the land use review process for exterior renovations, which include a new roof and replacing the existing fireplace chimney with a new window system. Pursuant to Federal Way Revised Code (FWRC) 19.15.030, review processes for improvements and additions to developed sites, your proposed improvements would require a Process I Land Use review_ Additionally, your proposal will also require a separate building permit, available from the City's Building Division. As part of signing the lease, we need to get preliminary approval or a determination on the City of Federal Way zoning, in terms of the roof material change and removing the chimney. I've attached the original photo of the front entry and a modified photo indicating a new metal roof, replacing the clay tiles and the removal of the fireplace chimney. We will be install a new window system where the fireplace was opening up the interior dining area.
