The property in question lies within an Environmentally Critical Area, subject to Federal Way Revised Code (FWRC) Chapter 19.145. In order to ensure the tree removal and related activities will not adversely affect geologically hazardous areas, please have the following materials prepared by a geotechnical engineer or engineering geologist licensed in the state. Critical Area Report, per FWRC 19.145.240(3) Proposed improvements within an erosion hazard area shall also demonstrate all of the following via the critical area report: (a) The improvement will not increase surface water discharge or sedimentation to adjacent properties and/or storrnwater systems beyond predevelopment conditions; (b) The improvement will not decrease slope stability on adjacent properties; and (c) The improvement will not adversely impact other critical areas. Geotechnical Report, per FWRC 19.145.250(1) Before approving any development under this article, the city may require the applicant to submit the following information in addition to the critical areas report: (a) A geotechnical report prepared by a geotechnical engineer or engineering geologist licensed in the state that describes how the proposed development will impact or be impacted by each of the following on the subject property and nearby properties: (i) Slope stability, landslide hazard, and sloughing; (ii) Seismic hazards; (iii) Groundwater; (iv) Seeps, springs and other surface waters; and (v) Existing vegetation. (b) A site plan, in two -foot contours, that identifies the type and extent of geologically hazardous areas on site and off site that are likely to impact or be impacted by the proposal. (Not applicable.) (d) Recommended methods for mitigating identified impacts and a description of how these mitigating measures may impact adjacent properties. A single report addressing all of the above -listed criteria is also acceptable. Critical area reports may be reviewed by the city's third party consultant at the applicant's expense (FWRC 19.145.080 (3)).
