The inquiry was to find out what stormwater and traffic upgrades would be required to subdivide the property. The subject property is zoned Neighborhood Business (BN) and the subdivision of a commercial property requires a Binding Site Plan (BSP). The following comments are for regarding the proposed BSP. In accordance with Federal Way Revised Code (FWRC)18.60.080 subdivision of the land requires the storm system to be improved to the current standards (2016 KCSWDM). This requirement for improvement applies to the entire parcel prior to subdivision. 2. In accordance with FWRC 18.60.050 half street improvements are required. Improvements include curb, gutter, landscape strip sidewalk, street lights and undergrounding of any overhead power or telecommunication lines. The existing buildings on the newly created lots must meet all zoning regulations established in FWRC Chapter 19.215 "Neighborhood Business" for the specified use, including but not limited to, setbacks, parking, and landscaping. 4. A preapplication conference with the City's Development Review Committee (DRC) is recommended to streamline the process prior to submitting formal BSP application. City staff will review the preliminary proposal as it relates to procedures and requirements of City code, and identify polices or regulations that apply to the proposal. Issues such as site design requirements, necessary permits, design options, and answers to related questions are discussed.
