Dear Mr. Gehring:
The city's Community and Economic Development Department hereby grants your short plat application
extension until September 30, 2011. If materials requested below are not submitted by the September
deadline, the application will expire. Authority to grant such an extension is set forth in Federal Way
Revised Code (FWRC) 18.05.080(3).
BACKGROUND
The Gehring Short Plat was deemed complete May 12, 2009. The applicant had received two formal
technical comment letters and several email correspondences that were required to be addressed before
short subdivision preliminary approval would be granted. The most recent email correspondence
identified the following items that require attention: (1) Five sets of revised short plat documents; and (2)
two sets of revised lot closure calculations. In addition to these items, the department requires
documentation of the formal request to the Parks Department to utilize the fee -in -lieu option for the open
space obligation. This request should be addressed to Public Works and Parks Director Cary Roe with a
copy sent to the Community and Economic Development Department.
EXTENSION CRITERIA
The applicant has provided responses, in bold, to the FWRC 18.05.080(2) extension criteria. In the
interest of clarity, the answers are paraphrased from the written request.
(a) Circumstances beyond the applicant's control prevent compliance with the time limits of the
subdivision code;
An ownership change with the firm providing surveying services has delayed the resubmittal of the
revised short plat document and lot closure calculations.
(b) The applicant is making substantial progress in responding to the request for information so that
review of the application can be furthered when that information is submitted;
The applicant has been in contact with new staff at the surveying firm to ensure all financial
obligations are addressed and the release of items requested will be expedient.
(c) The number of additional calendar days necessary to provide the requested information.
The applicant has requested a 90-day extension to resubmit requested materials.

This letter is written to request an extension for the above referenced Preliminary Short Plat
application. We ask that an extension be granted based on the following:
a. The project was delayed by circumstances beyond our control. As you know, all City
comments have been addressed with the exception of an updated Plat Map. This is due
to an ownership change with the company that provided the surveying services for our
project.
b. We are in communication with the new staff to ensure that all financial obligations are
addressed so that they will release the revised plat map so that we can submit it for
your review.
c. We request a 90 day extension.
