Wynstone Sales Trailer on Lot #3, 34008 12`f' Place SW, Federal Way
Dear Ms. Warner:
The Department of Community and Economic Development has completed Process I review and hereby
approves the application for a sales trailer to be located on lot #3 of the Plat of Wynstone subject to
conditions noted below. Zoning for this site is Residential Single -Family, RS-7.2 and the sales trailer is
permitted pursuant to Federal Way Revised Code (FWRC) 19.275.110, Regulation of temporary trailers,
buildings, or other structures for construction, real estate offices, and outdoor storage containers for
construction -related materials.
A request to locate the sales trailer on lot #3 of the Plat of Wynstone was electronically submitted on
February 4, 2011. Plans show the 12-foot by 24-foot temporary sales trailer; construction of four parking
stalls on a crushed gravel parking lot, and a paved pedestrian connection from the parking lot to the
building entrance and to the sidewalk. Since the trailer is used for sales activity and is open to the public,
the site shall meet accessibility requirements of the ICC/ANSI Al 17.1-2003. Also, in order to ensure that
gravel from the parking lot is not tracked onto the public roadway, portions of the parking lot adjacent to
the street must be paved pursuant to FWRC 19.135.
As provided in FWRC 19.275.110 and based on the City's review, the Process I application for a
temporary sales trailer on lot #3 of the Plat of Wynstone is administratively approved subject to the
following conditions:
CONDITIONS OF APPROVAL
1. The first twenty feet of the parking lot beginning from the back of the sidewalk shall be
paved.
2. The parking lot shall include one van accessible parking stall which shall be linked to the
paved walkway.
3. A building permit will be required in order to install the sales trailer. Submitted plans shall
include an accessible access ramp and the location of the proposed accessible `Honeybucket.'
Note that an electrical permit has been issued for the sales trailer under permit number 1I-
100433-EL.
This decision shall not waive compliance with future City of Federal Way codes, policies, and standards
relating to this project site. The effective date of decision is February 19, 2011, or three days from the
date of this letter. Pursuant to FWRC 19.55.050(1), any person who received notice of the administrative

decision may appeal this decision to the Federal Way Hearing Examiner by March 7, 2011 (14 days from
the effective date of decision).
In that you are the only party of record, you may waive your right to appeal by submitting a letter to this
effect to the City of Federal Way, Department of Community and Economic Development. If you waive
your right to appeal, you may begin work on February 22, 2011, PROVIDING you have obtained
necessary permits and met all conditions of approvalL
Process I hourly fees in the amount of $154.00 (one hour at $80.00/hour and one hour at $74.00/hour) are
now due and must be paid before a building permit will be issued. Please use the enclosed invoice with
any payment.
