TO LANDSCAPE TO THE WEST OF THE PROPOSED BUILDING IS TO REMAIN IN THE CURRENT CONDITION TO THE EXTENT POSSIBLE WITH NEW PROPOSED LANDSCAPING TO SUPPLEMENT IT APPROPRIATELY FOR SCREENING AND HERE EXISTING ASPHALT PARKING SURFACES ARE TO BE REMOVED. AT LOCATIONS WHERE PAVED PARKING AREAS ARE REMOVED, TYPE III LANDSCAPING WILL BE ADDED TO SCREEN THE PROPOSED DRIVE—THRU AND REAR OF THE BUILDING. THE PARKING AREAS AT THE EAST SIDE OF THE BUILDING WILL REMAIN IN THEIR CURRENT CONFIGURATION TO MAINTAIN THE DRIVE AISLES WITH MINOR REVISIONS TO THE PARKING STALLS TO ADD TWO ACCESSIBLE PARKING SPACES, A RELATED PEDESTRIAN PATH TO THE EAST BUILDING FACADE AND PARTIAL STALL RECONFIGURATION TO PROVIDE ADDITIONAL STALLS UTILIZING COMPACT STALLS. NEW LANDSCAPING TO BE INSTALLED IN THE EXISTING PARKING ISLANDS. PEDESTRIAN ACCESS FROM THE MAIN BUILDING ENTRANCES AND TO ACCESS THE ADJACENT SITES AND PUBLIC WAY SIDEWALKS WILL BE DEFINED UTILIZING RED BRICK PATHWAYS AS HAS BEEN DONE THROUGHOUT THE SURROUNDING COMPLEX. THE BUILDINGS TRASH ENCLOSURE IS TO BE LOCATED AT THE NORTH SIDE OF THE BUILDING AND WILL UTILIZE A MIX OF NATURAL CONCRETE AND CHARCOAL COLORED CONCRETE MASONRY UNITS TO MATCH THE BUILDINGS PROPOSED ENTRY TOWERS. THE TRASH ENCLOSURE GATE WILL MATCH THE PAINT FINISH OF METAL SURFACES OF THE BUILDING. THE PROPOSED EXTERIOR LIGHT FIXTURES LOCATIONS WERE SELECTED TO PROVIDE CONSISTENT UNIFORM LIGHTING AT THE BUILDINGS DRIVE—THRU, PERIMETER WALKWAYS, ENTRY WALKWAYS AND PARKING AREAS TO REINFORCE THE FEELING OF AN ACTIVE SAFE ENVIRONMENT AND UTILIZE CUT—OFF SHIELD AND OTHER FEATURES TO PREVENT OFF —SITE GLARE. BUILDING DESIGN: THE PROPOSED SINGLE STORY BUILDINGS FORM IS BROKEN UP INTO RECTILINEAR MASSES OF VARYING HEIGHT AND DEPTH ALONG EACH OF THE BUILDINGS FACADES. THE MOST DOMINANT MASSES ARE LOCATED AT THE NORTHEAST AND SOUTHEAST PORTIONS OF THE BUILDING TO VISUALLY DEFINE THE PRIMARY ENTRANCES OF THE TWO BUSINESSES IN THE BUILDING. THESE TALL CMU ACCENTED ENTRANCES ARE VISIBLE FROM THE NORTH AND SOUTH SIDES OF THE BUILDING TO HELP DESIGNATE THESE ENTRANCES FROM THE PUBLIC RIGHT—OF—WAY ALONG SW CAMPUS DRIVE. THE LENGTH AND DEPTH OF EACH PORTION OF THE FACADE IS LESS THAN THE 60' MAXIMUM NOTED IN THE COMMUNITY DESIGN GUIDELINES AND VARIES IN DEPTH A MINIMUM OF TWO FEET OR MORE. IN ADDITION TO THE FACADE MODULATION THE MAIN ENTRANCES OF THE BUILDING AND DRIVE THROUGH WINDOW WILL BE PROTECTED FROM SUN AND RAIN WITH STEEL CANOPIES WHICH HELP FURTHER EMPHASIZE THEIR IMPORTANCE. STEEL CANOPIES ARE TO BE LOCATED AT THE WEST FACADE ABOVE THE PROPOSED WINDOW AND DOOR LOCATIONS. THE WALLS AT EACH FACADE HAS A VARIETY OF MATERIAL AND COMPONENTS INCLUDING A MIX OF MATERIALS INCLUDING CMU, STUCCO, STOREFRONTS & WINDOWS WITH VISIBLE TRIM AND STEEL TRELLISES WITH CLIMBING VINES THAT GIVE CHARACTER TO EACH FACADE. THE BUILDINGS GENERAL SCALE, MASSING, PROPORTIONS AND MATERIALS WHERE DESIGNED AND SELECTED TO FIT IN CONTEXT WITH THE EXISTING ADJACENT BUILDINGS AND NEIGHBORHOOD.
