The following comments apply: 1. Please resolve the size of the second orifice, which is shown on sheets C-10 and C-12 as 1.5", and in the TIR as I". 2. On sheet C-12, control structure detail, the restrictor plate orifice elevation cannot be 331.5 and maintain the minimum 2' distance from the outlet pipe, which has an invert of 331.5. Please correct. 3. Provide the bond information worksheet and bond quantities worksheet previously requested. 4. Update City standard General and Drainage notes to current. 5. Since one side is over six feet tall, have the geotechnical engineer review and approve the pond embankments. 6. The discharge from the detention pond must not create downstream erosion. The flow dispersion trenches shown in figure 4.2.2.B or 4.2.2.0 in the 2016 King County Surface Water Design Manual assure more even distribution than the proposed gravel trench and must be used. 7. Provide method used to size the dispersion trench as an energy dissipator. Please provide one set of revised plans for review along with a response letter and required worksheets. If you have any questions, please contact me at 253-835-2732. Please make the following revisions: General: 1. Provide the City's inspection phone number, 253-835-2700, on sheet 1. 2. Include the permit number, above, in the signature block. 3. Provide at least one sheet showing all boundary survey information that has been stamped by a professional land surveyor licensed in the State of Washington 4. Provide the City's standard General and Drainage notes. 5. Show solid waste containment. 6. Provide the city's standard commercial driveway detail #3-6A. 7. Provide a detailed grading plan to verify that the existing driveway cut meets ADA standards. Erosion Control (Sheets 2 and 3) 8. Identify the stream and setback. 9. Show the location of the sediment pond riser and check the elevation shown on sheet 2 — it appears to be too high. Detention Pond Plan Sheet 10 10. Include invert and orifice information on the plan` 11. Reference the control structure detail on sheet 12. Notes and Details Sheet 12 12. Provide invert and orifice details on the control structure detail. 13. Control structure must be at least 54" diameter. Technical Information Report ' i 14. Explain how n trench was sized. It seems like a longer trench would be more beneficial to a wetland bu ffer. 15. Show the flowpath for the dispersion trench. If the adjacent property is going to be part of the flowpath, an easement must be provided. Documents Please complete and return the enclosed bond information worksheet and bond quantities as soon as possible. Email return is acceptable. These worksheets will be used to create both the bond and the agreement covenant regarding leachable heavy metals. Please provide one set of revised plans and one TIR for further review. We have also addressed comments received from Leila Willoughby -Oakes received on August 271', 2018. The following are our responses to the comments in the same order as the letter. 1. Please resolve the size of the second orifice, which is shown on sheets C-10 and C-12 as 1.5", and in the TIR as 1". The size of the orifice 2 was corrected to be 1" in the design sheets. 2. On sheets C-12, control structure detail, the restrictor plate orifice elevation cannot be 331.5 and maintain the minimum 2' distance from the outlet pipe, which has an invert of 331.5. Please correct. The detail has been modified to specify the orifice size for the restrictive plate. The erroneous IE has been removed. 3. Provide the bond information worksheet and bond quantities worksheet previously requested. The bond quantities worksheet has been included with this submittal. 4. Update City standard General and Drainage notes to current. The City's standard General and Drainage notes are now provided on sheet C14. 5. Since one side is over six feet tall, have the geotechnical engineer review and approve the pond embankments. The geotechnical engineer is currently reviewing the embankment. Their approval will be provided prior to final permit approval. 6. The discharge from the detention pond must not create downstream erosion. The flow dispersion trenches shown in figure 4.2.2.B or 4.2.2.0 in the King County Surface Water Design Manual assure even more distribution than the proposed gravel trench and must be used. The 100 year peak flow from the existing site conditions is 0.23 cfs and will be reduced to 0.19 cfs under developed conditions. While the existing site condition peak flow exceeds the 0.2 cfs threshold for use of a rock splash pad, the developed 100-year peak flow does not We have revised the plans to include the notch board as requested and given the developed peak flowrate being less than the threshold limit, we have proposed the minimum length dispersion trench of 10-ft The dispersion trench detail can be found on Sheet C12. 7. Provide method used to size the dispersion trench as an energy dissipator. See discussion for #6 above. Planning Comments Woodmont Storage Building 1 & 2 - 8/27/2018 Sheet C1 1. Clearing limits should not be in BSBL In order to install landscaping the clearing limits must extend to the wetland buffer line in order to install silt fencing downslope from all disturbed areas. Sheet C7 15. Provide note on type or is this existing? The existing fence will be removed, and the new fence will be a chain link fence. Site plan sheets C4 and C5 now specify the fence type. 16.
