17-105489-Visual Impact Letter-02.16.23 1200 Fifth Ave Suite 1300 Seattle, WA 98101 RE: Woodbridge Business Park – Visibility Study Buildings 1, 2, 3, and WTC Federal Way, WA To whom it may concern, The visibility study is a visibility assessment of the proposed Business Park buildings 1, 2, 3, and WTC from adjacent roads and the Weyerhaeuser Headquarters building based on several data points. Assessment is based on overlays of (4) key pieces of information: • 3D model that includes existing grades • Proposed building floor slabs located in plan and elevation height based on the Civil Engineering drawings • Building elevations based on Architectural drawings • Tree heights based on lidar tree mapping. In combining all this information, we were able to determine what extents of the buildings would be visible from adjacent property, taking into account anticipated tree buffer enhancement. The view from the Weyerhauser Headquarters building is taken from the 5th level on the far West end of the building. This is the vantage point that provides the most direct unobstructed view toward the Business Park property. As can be seen in the visibility study, the Business Park buildings will be hidden by the forested buffer.
