SUBJECT: PROJECT NARRATIVE For Parcel 5360200007, 34210 33 rd Pl SW
Novelty Hill Development is looking to short plat this 1.10 acre parcel in RS7.2 zoning into 5 building lots
for Single Family Residences. All lots will be slightly over 7,200 sq ft. All lots will be over 60 ft in width.
Structures will most likely be around 3,500 sq ft.
Our Main Concerns:
• Frontage improvements and Roadway Requirements? The two ends of SW 342nd Street do not
align. Will we be required to connect these two roads creating additional traffic in front of the
new homes, or can we provide a turnaround?
• Can old easements dedicated to King County be relinquished if the 242nd connection is made?
• Storm Requirements? Can detention be placed under the improvements?
• Potential Utility (sewer, water, storm) Extensions?
• Sewer, water, storm, and impact fees?
• I haven’t been able to reach Tacoma Water. Will they service this area? Where do the mains
run?
• Safe Walking Requirements?
• Tree Retention Requirements?
