Project Narrative
The proposed project (parcel # 2921049071) is located along S 359th St, south of the Park 16
apartment complex and north of Todd Beamer High School. The proposal consists of a request
to Short Plat the existing lot. The total development area will be 52,130 square feet (1.20 acres)
for a total of 3 lots through a Short Plat process for means of future development. The lots has a
road and utility extension as part of the Park 16 project.

• #15-101370-00-EN; Short Plat
• #13-101446-SU; Approved BLA
o The proposed short plat site already has an active City of Federal Way Permit for
Grading, Road Construction, Storm Drainage Construction, Sanitary Sewer Main
Construction and Water Main Construction as part of the Park 16 Project.
o This property proposed to be short plated gave permission to Park 16 for the prior
approved permits on their property. And Park 6 permitted the work so upon completion
and approval of the short plat by the City of Federal Way the required Road Access,
Road Storm Drainage, Sanitary Sewer and Water services will be provided to the new
parcels as part of the Park 16 Project Construction permits.
o Based on the Park 16 construction and the City of Federal Way approved permit there
will be no additional Civil Permits required for this 3 Lot Short Plat until such time that
individual Lot Building permits are filed with the City of Federal Way.
Existing and Proposed Improvement Fees:
On the application you can see that the proposed improvement fees have not increased from the
existing improvement fees, this is because all such construction and permit fees were and are
part of the Park 16 project at this time and thus have been paid for.
