Project scope involves new tenants for the existing vacant Metropolitan Market Grocery Store. The Owner has
secured two (2) tenants, Grocery Outlet (grocery store same use) and The Dollar Store (retail)
TOTAL SHOPPING CENTER SF = 76,978 SF (includes Met Market and all other uses)
PROPOSED USES IN MET MARKET BUILDING:
square foot of existing Met Market is 35,048 ft.²
35,048 ft.²/300 = 117 parking spaces required
19,574 ft.²/300 = 65 parking spaces required
52 spaces left over for retail
EXISTING USES IN SHOPPING CENTER:
Retail Use
Existing retail (includes vacant spaces) 25,846 ft.²/300 = 86 parking spaces
New Dollar Tree Retail 10,964 ft.²/300 = 37 parking spaces required, 52 spaces provided
Gym use
Anytime fitness 4525 ft.²/100 = 46 parking spaces required
Temple fitness 2000 ft.²/100 = 20 parking spaces required
Restaurant use
Starbucks 2135 ft.²/80 = 27 parking spaces required
Subway 1214 ft.²/80 = 15 parking spaces required
Teriyaki 1210 ft.²/80 = 15 parking spaces required
School use
Montessori - one space per employee = 5 parking spaces required (need to confirm employee
count)
