Plan: Multifamily The proposed Alta Federal Way multi-family project is located at 32500 17th Avenue South. The site is 284,661 sf (6.53 acre) and located in the BC zone (Community Business) subject to the Multifamily guidelines in the Federal Way Comprehensive Plan. Multifamily projects are permitted in the BC Zone and subject to the regulations listed therein. The proposed project includes 3 multi-family residential structures and 1 leasing structure with associated surface and covered parking. The project will contain 251 residential units and 456 parking stalls (330 surface and 126 covered stalls) as well as commercial and amenity spaces. The construction types and uses are as follows:  Building A – 4 levels of Type V-A construction over 1 level of Type I-A construction. 103 residential units, 6,480 sf of commercial space, 6,929 sf of amenity space, and 126 parking stalls will be provided within the structure.  Building B – 4 levels of Type V-A construction. 70 residential units and 1,368 sf of amenity space will be provided in the structure.  Building C – 4 levels of Type V-A construction. 78 residential units and 1,368 sf of amenity space will be provided in the structure.  Leasing / Amenity Building – 1 level of Type V-A construction. 4,150 sf of leasing / amenity space will be provided in the structure. The proposed buildings are below the 65-foot maximum average building elevation. Building A contains a 20-foot ground floor ceiling height along 17th Avenue South and at the corner of 200th Way South for commercial and amenity uses. The buildings all have a centralized entry and amenity space off the parking lot with Building A having an additional entry off the street corner. The project site includes 5-foot Type III landscape buffers along 17th Avenue S. and the north property line and 15-foot Type I landscape buffers along the east and south property lines. The site meets the open space requirement with 28,315 sf of open space. There is also 12,085 sf of parking lot landscaping, which meets the 15 sf of landscaping per stall requirement.
