Dear Paul:
The City of Federal Way has completed technical analysis of your application to adjust a
common property line between Lots 23 and 24, View Point at Redondo, located at South 299th
Place and 2nd Avenue South, Federal Way. The Director of Community Development has
approved your application subject to the conditions listed below:
1. The proposed 121.06 foot long property line for Lot B must be changed to 123.06 feet.
2. The drawing must be revised to include the Surveyor's seal, signature and City file
number,
BLA 91-0002.
3. The drawing must be revised to include a signature line for the Department of Public
Works Director, City of Federal Way.
Please provide a mylar of the revised drawing for City approval and a check in the amount of
$38.00 payable to King County Records and Elections for recording the boundary line
adjustment.
This decision may be appealed by any person who received a copy of this decision. The appeal
must be in the form of a letter delivered to the Department of Community Development, 33530
First Way South, Federal Way, Washington 98003, and be accompanied by a $70.00 filing fee
within the 14 calendar days after issuance of this decision. The appeal letter must contain a
clear reference to the matter being appealed and a statement of the specific factual findings and
conclusions of the Director of Community Development disputed by the person filing the appeal.
This decision shall not waive compliance with future City of Federal Way codes, policies or
standards relating to this development.

The developer is proposing the revision of a portion of the lot
line between the referenced lots. This revision redistributes lot
areas to provide lot 23 with additional backyard space. Lot 23 has
a single family residence currently under construction.
This adjustment does not affect any existing easements and
maintains conformity with the City of Federal Way codes regarding
lot widths, square footage (9600 sq. st. minimum), and side yard
setbacks.
The proposed revision is between two lots in a developed plat with
paved streets, curbs and sidewalks. No street improvements are
required. This proposal does not result in an increase in
impervious area on any lot and does not affect storm drainage
conditions.
Recommendation: Approve the lot line adjustment as proposed with
revisions to the mylar as shown on the marked up
print.

COMMENTS
1. Submit with completed application for permit, Three complete
sets of plans of 24" x 36" maximum dimension (include
architectural, structural, electrical, drainage, utilities,
and landscaping). Provide Three each 8 1/2" x 11" and Three
full size site plans for addressing of multiple building
sites.
2. At submittal provide One set of structural calculations
prepared by a professional engineer, registered in the State
of Washington.
3. At submittal provide Two copies of soil investigation and
report as specified in Chapter 29 of Uniform Building Code.
4. At submittal provide Two sets of energy code calculations
including lighting budget. 1986 Washington State Energy Code.
5. Provide Two copies of Ring County Health Department approved
drawings.
6. The City of Federal Way has adopted the Uniform Building Code,
Uniform Mechanical Code, Uniform Plumbing Code, and Uniform
Fire Code, 1988 editions. These and other nationally
recognized standards will be used for plans review.
7. Washington State Barrier Free Standards apply.
S. Special inspection by an approved testing laboratory is
required for site welding, high -strength bolting, piling
operations, sprayed -on fireproofing, structural masonry, and
cast -in -place concrete. Include testing lab form with
building permit submittal.
9. Separate permits are required for demolition, signs, rack
storage, rockeries, etc. Refer to Washington State Department
of L & I for electrical permits. Plumbing and mechanical
should be included on the main application for permit
described in #1 above.
10. Revisions to submitted drawings will be subject to additional
plan review fees.
11. The information from the pre -development meeting shall expire
without limitation after 180 days.
12. Provide TWO FULL SIZE SITE PLANS APPROVED BY THE FEDERAL WAY
POSTMASTER when installing gang -type mail boxes showing
approved locations.
13. No building or portion of a building shall be occupied or used
for storage prior to the issuance of the CERTIFICATE OF
OCCUPANCY.
14. Fire hydrants shall be approved for location by the Fire
Marshal, approved for purity by the Water Department, and in
service prior to start of combustible framing.
15. Automatic fire sprinklers are required for all buildings
10,000 square feet of floor area or larger and may be required
on smaller buildings based on ordinance, occupancy, type of
construction, and/or Fire Department access.
16. Required fire sprinkler systems shall comply with UFC Standard
38.1. For solid pile storage in excess of 15 feet in height,
refer to UFC Standard 81.1. For rack storage more than 12
feet, refer to UFC Standard 81.2. In spec, buildings where
commodity and storage arrangement is not known, the sprinkler
system will have a design density of .39/5600 square feet, or
a density approved by W.S.R.B.
17. Sprinkler plans for this project must be submitted to
Washington State Surveying and Rating Bureau, Factory Mutual,
Industrial Risk Insurers, Loss Division of Kemper for approval
or bear the certification stamp of a NYSET Level III Minimum
Designer.
18. Underground fireline piping plans are required to be submitted
to the Fire Department and Federal Way Water and Sewer
District for approval.
19. Sprinkler systems serving more than 100 sprinkler heads must
be supervised by an approved central, propriety, or remote
station. Monitoring companies shall be listed with UL or
Factory Mutual.
20. Submit a minimum of 3 sets of shop drawings for special
installations such as fixed extinguisher systems, fire alarms,
dust collectors, flammable liquid storage, etc.
21. Portable fire extinguishers will be required per UFC Standard
10-1. Except for special hazards, travel distance to an
extinguisher shall not exceed 75 feet and one 2A rated fire
extinguisher is required for every 3,000 square feet. Five
feet maximum mounting height above the floor, 4" minimum
mounting height.
22. During construction, an all weather access road per UFC 10.207
will be required when any portion of an exterior wall is
located more than 150 feet from the fire department vehicle
access roadway.
23. Addresses shall be legible from the street fronting the
property. Typical minimum size; Multi -family complex...12";
Commercial less than 50 foot setback...6"; 50 feet to 100
feet...18"; 100 feet or more ... 24"; residential...3".
24. Automatic fire detection system consisting of smoke and heat
detectors are required for all occupancies over 3000 square
feet in gross floor area. Monitoring is also required.
Buildings with an approved sprinkler system can delete heat
detectors from the system.
25. Dumpsters, 1.5 cubic yard or larger capacity must not be
stored inside buildings, and must be 5' minimum from any
building or structure.
