The site isapproximately 65,000 sf (1.49 acres) with a gross building size of approximately 14,511 sfon 2 levels with 70 parking stalls and associated landscaping. The project will bedesigned to the Goddard School requirements and meet all local and state coderequirements.1.The Contractor shall be responsible for safety in the area of work at alltimes in accordance with all applicable safety codes.2.The Contractor shall indemnify and hold the Owner/Architect/Engineerharmless for injury or death to persons or for damage to property causedby the negligence of the Contractor, his agents, employees, orsubcontractors.3.Each Contractor shall be responsible for damage to adjacent work andshall repair said damage at his own expense. Contractor to obtain allrequired permits and approvals for damage reparations for such work.4.HVAC, Mechanical, Electrical, Plumbing, Fire Sprinklers and VerticalTransportation are Design Build under separate permit.5.CODES: All work shall conform to the applicable Building Codes andOrdinances. Contractor shall secure relevant city and state approvals relating to fire,construction, labor, health and licensing. Contractor shall further post allbonds and secure all insurance required by law or contract, forwardingproof of such actions to the owner prior to commencement ofconstruction.17. Contractor shall secure and provide all permits for occupancy, utilitiesand any others required by governing authorities beyond the basicbuilding permit, making timely applications and inquiries, paying all feesand posting all bonds to be released at the completion of construction.18.Approved plans shall be kept in a plan box and shall not be used by anyworkmen. All construction sets shall reflect the same information as wellas all revisions, addenda, and change orders. The contractor shall alsomaintain in good condition, one complete set of plans with all revisions,addenda, and change orders, on the premises at all times which are tobe under the care of the job superintendent.19. The contractor shall be responsible for the complete security of thebuildings and site while job is in progress and until the job is completed.20.All work shall be guaranteed for a period of one (1) year aftercompletion, unless otherwise specified, and shall be so stated incontractor's written proposal and agreement. All repairs, corrections,discrepancies, etc., must be made without any additional cost to theowner, and within 24 hours after notice is given.21.All operations during construction conducted on the premises shall notbe objectionable beyond the property boundary lines by reason ofnoise, steam, odor, fumes, gases, smoke, vibration, hazard or othercauses.22.Exit doors shall be openable from the inside without the use of a key orany special knowledge or effort.23.Flammable liquids shall not be places, stored, or dispensed in thisoccupancy except as provided in N.F.P.A. standard 30 and the currentInternational fire code. Note specifically, that thecontractor shall conform with the requirements of the Puget Sound CleanAir Agency regarding, inspection, certification, and notification.28.Since the building is a change in use, comply with the PrescriptiveCompliance Method per the IEBC 2015.
