Dear Ms. Chapin:
On behalf of The Commons at Federal Way and Merlone Geier Partners, MCG Architecture and
PacLand Civil Engineering is pleased to submit a Process I Land Use Application to the City of
Federal Way for review and processing. Merlone Geier Partners is seeking approval for a
façade remodel and new demising of the existing, vacant, Sears Auto Center located at 1701 S
Commons, in the City of Federal Way. This remodel will include new planter islands and curb
modifications with re-striping to re-align the immediately adjacent parking field for future
retail and/or office use(s). The existing parking lot provides 69 stalls and the new layout will
provide 86 on-site stalls. No changes to site access are proposed. Vehicles approaching the
project will continue to enter from either Pacific Hwy S or S 324th St. and access to/from the
internal private circulation road that encompasses the Commons Mall shall be maintained.
A separate community design narrative is included with the Process I land use submittal, which
will provide a detailed overview of the changes. Building elevations are also included with the
plan set.

materials are included with this submittal:
