The City has received a resubmittal on the Hwang peer review project. Please review the revised
report and drawing to ensure changes requested in the last technical review letter have been
completed. The materials have been uploaded to the City’s ftp site:

On page 1 of the revised report Watershed states that “This report has been prepared to document
compliance of the proposed short plat at 32604 45th Court SW, Federal Way (parcel #8732180230)
with the requirements of the City of Federal Way Revised Code (FWRC) Chapter 19.145 –
Environmentally Critical Areas.” The applicant has not submitted a short plat application yet.
Something I have observed is that on page 10 of the report Watershed acknowledges the
requirement for placing critical areas and buffers in a tract when short platting (FWRC 19.145.150)
but doesn’t take it a step further to show where the tract boundaries would be. Rather full buffers
are shown even with the existing site improvements (SFR, driveway, etc.), not utilizing citing FWRC
19.145.270(4) or 19.145.440(4) to separate the built area from the critical areas, and in turn the
tract area from the lot area.
