The city responded with a December 16, 2019, technical comment letter requesting revisions prior to conducting the peer review. On March 3, 2020, the city received a revised Wetland and Stream Delineation Report, prepared by the Watershed Company. The city forwarded your request to our wetland consultant, Landau, for their review. Landau completed a site visit, reviewed relevant documents, and prepared an August 5, 2020, memorandum (enclosed) in which they agree with the delineated boundaries and ratings of the wetlands, and the ordinary high-water mark and water type of Joes Creek included in the January 2020 Report. In addition, the memorandum details revisions to the report that are requested; please review the memorandum from Landau. Note in particular comment 5(d); wetland and stream buffers are required to be shown on a scaled site plan. It is unclear how much of the site is encumbered by critical areas and their buffers without that drawing provided in the report. If you would like to proceed further, the next step will be to revise the critical area report pursuant to the enclosed comments and resubmit. The revised report will be provided to Landau for peer review. At the conclusion of the peer review, the city will issue a letter confirming the final determination of the critical area features, their ratings, and buffers. The Department of Community Development is implementing safety protocols and modifying our services. As a result, our doors will remain closed for in-person business.
