Dear Toan Bui:
The City of Federal Way has reviewed your February 24, 2021, application for a 795 square foot detached
Accessory Dwelling Unit (ADU) proposed at 31106 6th Avenue South, King County parcel number 082104 9178.
The following comments need to be adequately addressed in conformance with applicable Federal Way Revised
Code (FWRC) requirements before the Community Development Director issues a written decision on the
proposed ADU. Please address each of the following comments and resubmit application materials through
the Permit Center electronic submittal upload link for city staff to further review the application.
1. The house, ADU, accessory structures, and impervious surfaces cannot exceed the maximum lot coverage.
The subject property is zoned Single-Family Residential (RS) 7.2. According to FWRC 19.200.010(6)(d),
there is a maximum lot coverage of 60 percent. Note that the vehicular access easement, private tract, or
that portion of a private driveway located within the “flag pole” or “access panhandle” part of the lot will
not be used or considered in determining compliance with the maximum lot coverage requirement per
FWRC 19.110.020(2)(a).
The site plan does not currently show all existing structures and impervious surfaces. Update the site plan
to include all impervious surfaces, existing structures, proposed ADU, and their respective size to
demonstrate compliance with the maximum lot coverage requirement.
2. Homes with an ADU must have a minimum of three off-street parking spaces per FWRC 19.200.
According to FWRC 19.130.240, vehicles may not be parked in a required side yard, but may be parked in
the required front and rear yards only if parked on a driveway and/or parking pad. The side yard setback
is five feet from the side property lines per FWRC 19.200.010.
Update the site plan to include the three required parking spaces for the house and ADU.
