Dear Mr. Miller:
Migizi Group, Inc. (MGI) is pleased to submit this Plan Review Letter as it pertains to the
development of the above referenced residential property in Federal Way, Washington. MGI
previously prepared a Geotechnical Engineering Report for this project, dated February 13, 2020.
This letter has been prepared for the exclusive use of Axiom Design Build, and their consultants,
for specific application to this project, in accordance with generally accepted geotechnical
practice.
SITE AND PROJECT DESCRIPTION
The project site consists of an irregularly shaped, residential parcel located along the southeast
side of the eastern terminus of 302nd PI in Federal Way, Washington. The parcel is undeveloped,
occupied by woodlands, and encompasses a total area of 0.75 acres. The project area is bound on
the north and west by developed residential sites, on the south by undeveloped residential
properties, and on the east by Poverty Bay Park. Topographically, the project area is moderately
sloped, generally descending from east to west. Towards the central and southeast portions of
the site, isolated regions with localized gradients in excess of 40 percent were highlighted during
a recent survey. All other site slopes are less than 40 percent, and generally become gentler
towards the western site boundary.

Improvement plans involve the demolition of existing site features, clearing/stripping of the
subject property, and the construction of a new wood -framed single-family residence with an
associated driveway, paved parking facilities, and athletic court towards the northern portion of
the site. Given slope conditions onsite, the extensive use of retaining walls will be necessary in
order to address resultant grade changes.
CONCLUSIONS AND RECOMMENDATIONS
Upon review of the April 13, 2020 permit design drawing set prepared by Axiom Design Build,
Davido Consulting Group, Inc., and Arm6e Structural Engineering, LLC, we are of the opinion
that recommendations contained within our Geotechnical Engineering Report, were adequately
incorporated into the proposed development.
In our opinion, all portions of the site and adjacent properties that are disturbed or impacted by
the proposed development will be stable or stabilized during construction and will continue to
be stable after construction.
