Dear Mr. Bally
Planning staff has completed review of the building plans submitted December 12, 2007, for the
above -referenced fast-food restaurant development_ I have the following comments that must be
addressed prior to building permit approval.
A. Site Plan, Sheet A-1.0
■ The vicinity map, site data notes, and north arrow and scale must be added. (It appears
this information was inadvertently left off of this sheet.)
• The site plan must be revised to indicate the changes to the pedestrian pathway near
Building B and the Building B footprint_
• It is recommended that the stamped concrete section between two landscape islands
located east of Building B and adjacent to the drive aisle be eliminated. As shown, it is
unclear why this section would be paved and might be better as a landscape planting area.
See the redlined site plan.
IN It is recommended that the first two parking stalls adjacent to the drive aisle access from
2151 Avenue SW be eliminated. Vehicles maneuvering to and from those stalls could pose
a safety hazard.
B. Landscape Plan, Sheet L-I
• The vicinity map, site plan notes, north arrow, and scale must be added. (It appears this
information was inadvertently left off of this sheet.)
• The landscape plan must be revised to indicate the changes to the pedestrian pathway
near Building B and the Building B footprint.
• Perimeter landscaping along the north and west property lines must be labeled Type I not
Type II. Evergreen tree spacing shall provide for a 100 percent sight -obscurity Green

trees planted in an off -set pattern with spacing appropriate for the species_ (Refer to
Figure 3 — Federal Way City Code [FWCC] Section 22-1565[a]_) Please revise to reflect
this Type I requirement.
• Perimeter landscaping along the east property line (21" Avenue SW frontage) must have
some evergreen trees added to meet the Type III landscape requirements #9 (see the
redlined landscape plan for suggested locations). In addition, the section of perimeter
landscaping that separates the parking area from the right-of-way must incorporate berms
at least three -feet in height, or else add substantial shrub plantings to screen the adjacent
parking area.
• The end -of -row landscaping island nearest the driveway access from 2Ist Avenue SW is
not dimensioned. It must be a minimum of six -feet wide and also must meet perimeter
area Type III landscape requirements.
• Many of the parking lot trees are not legible.
• Dimensions for parking lot landscape islands are not legible.

materials are indicated. Please see the redlined landscape plan.
