Dear Ms. Lorenzo:
I have been asked to respond to your February 26,2013,request for clarification of the wetlands
on your property. You have inquired if there are any wetlands that affect the property.
In 1999,the City of Federal Way hired Sheldon and Associates to conduct a wetland inventory
of all properties located within the City of Federal Way. According to this inventory,there are
three wetlands located in the center of the above-referenced property.Two of the wetlands are
identified as Category II wetlands; the southerly wetland is unclassified.The 1999 wetland
inventory did not determine the specific location of wetlands nor did it involve wetland analysis;
it only determined if a site contained wetlands and potential categorization.
Pursuant to Federal Way Revised Code (FWRC) 19.175.020(1)(b),Category II wetlands are
greater than 2,500 square feet in area and do not exhibit the characteristics of Category I
wetlands. The buffer associated with the Category II wetlands is 100 feet. Category II wetlands
are contiguous with water bodies or tributaries to water bodies which under normal
circumstances contain or support a fish population, including streams where flow is intermittent;
or are greater than one acre in size in its entirety;or are less than or equal to one acre in size in
its entirety and have two or more wetland classes, with neither class dominated by nonnative
invasive species.
In order to determine the specific parameters of the wetlands located on your property,a
qualified wetland biologist must prepare a wetland delineation in conformance with the standards
of FWRC 19.175.010(2)(enclosed). The delineation will identify the exact location of the
wetlands,and determine the size and type of wetland. Based on this information, the wetland
delineation will clarify the size and extent of the wetland buffers.
Based on our wetland mapping, the site appears to be heavily impacted by wetland and buffer
areas, which would place limitations(to the extent of which are not known at this time)on
development of the property.

Isaac,
Good morning, I just spoke to you on the phone about my fathers estate. I would like to
request a letter identifying any wetlands that are affecting the property. I am trying to
see if the taxed value can be reduced. The parcel numbers are 142103-9043,142103-
9069,142103-9087. The property address is 33305 SW 43rd, Federal Way, Wa 98023.
There is a trailer on one of the lots and if possible I would like to know if it were to be
removed would that cause a problem for the future owner to rebuild. Thank you for any
