To increase the allowable height of the building variance setbacks were utilized which allow 1'-0" of addi- tional height gain for every 1'-0" building setback. This was applied to the North and South perimeters of the fourth level of the building. From this basic massing we began to define articulation of the building into three stepped vol- umes, the middle of which is setback from the others. While adding visual in- terest the articulation of the middle volume to extend forward creating an over- hang to shelter larger moving trucks. This allows the patrons easier access while moving their goods into the facility and protects from the weather. The 9'-0" cantilever of the Southeast volume helped recapture some of the building area that was sacrificed for the variance building setbacks, while remaining behind the Northeastern most forward, volume. Colors integral to StorQuest branding and guidelines (red, beiges, dark brown) are utilized in the majority of the exterior building elements. To reduce the monumentality of the structure human scale and human oriented details were given preferential position on the front (East) elevation. These elements include: storage unit doors at the building envelope, storefront windows, pedestrian scale canopies which mimic the panel detailing along the cantilever, and the cantilever and overhang which create a compact and intimate entry. NARRATIVE SUMMARY Our main concern when brainstorming design concepts was to make the facility welcoming and friendly to the neighboring area, while ensuring visibility from the busy street frontage along Pacific Highway South. We decided that large areas of glazing with individual storage unit doors behind created the glowing lantern aesthetic while dramatically expressing and exposing the buildings programmed use. These areas of exposure occur predominately on the front elevation (East) and turn the corner to the side elevations where the visibility into the building is oriented towards vehicular traffic. Per StorQuest's guidelines, their red accent is to be the main architectural accent. Therefore, we sought to include this branding on a variety of eye catching elements while the majority of the fagade juxtaposes a few building materials in multiple finish- es.
