The request is to locate an MV Towing LLC Impound Lot on the site located at 33029 Pacific Hwy South (Parcel #1721049067), which is zoned BC (Community Business). The proposal includes establishing a tow lot on a property previously used as a merchandise and equipment rental facility. Tow lots are a permitted use in BC zones pursuant to Federal Way Revised Code (FWRC) 19.220.030. For your information, pursuant to FWRC 19.15.025, "Change of use at a developed site, " when a land use changes from one use category in the zoning charts to another use category, a zoning compliance review shall be performed as part of the use process review. The zoning compliance review shall be conducted as part of the below -referenced Use Process I application review. A proposal for outdoor storage requires approval of a Use Process I decision based on the decisional criteria of (FWRC 19.125.170.). At this time, please submit a Use Process I application with the items listed below. Please submit the following material for review: • Master Land Use Application, signed by owner. • A narrative description of the project, on a separate 8 1/2" x I I" sheet. • Application fee. Use Process I decisions that require minor site review are charged $82 at the time of submittal and $62 for each additional hour of review time. It is estimated that this proposal should take 1-2 hours. Fees must be paid in full before the Use Process I decision can be granted. • Six copies of a site plan (folded to 9" x 12"). Site plan to depict property lines, existing buildings and other improvements behind storage area, existing fencing, proposed fencing and other proposed improvements. Upon approval of the Use Process I application the Addendum will be approved. Additionally, please contact the City Clerk's Office and modify the address of your business registration to reflect the additional site. Complete and attach the State Environmental Policy Act (SEPA) checklist.for review by the local zoning office. 6. Have the local zoning office and the appropriate law enforcement official complete their portions of Section D of this addendum. 7.
