Thank you for your application to the city for the question below. Find my answers in an easily distinguishable font. I've
also attached the full zoning chart for your contactors.
"Addition of 800-900 added on the rear of the house. What setbacks will be required?"
Rear-5 feet
Side-5 feet
Maximum Lot Coverage in the RS 7.2 zone-60%(i.e. 7,872 sf)
Instead of a formal letter I felt an email would be more expedient. Do be careful with the lot coverage
and your addition, the existing pool impervious surface(not penetrable by water)is a/so counted
towards lot coverage, driveways and decorative stone areas. We'll be needing the lot coverage
calculated when you formally submit
Do advise if you intend on adding an accessory dwelling unit(ADU,sometimes called a mother in law unit)in the
addition. If so additional land use permits separate from your building permit would apply.ADUs are also limited to 800
sf.
Critical Areas
Also note you are in an erosion hazard area, however your pictures show that the area is relatively
flat. You may or may not require a geotechnical soil study for soil compaction from the building
department. Do contact Peter Lawrence at Peter.LawrenceC cityoffederalway.com regarding
structural plan requirements for your addition.
There is a stream at the rear of the property, your work on the property will be limited to the existing
impervious (developed areas). If you were to remove vegetation/trees from the rear of the property or
develop in this area a stream/waterway delineation would be required to determine the extents of the
stream buffer.
