21-101465-Narrative-04-13-2021-V1Narrative of Proposed Changes to 34110 - 34222 Pacific HWY S Currently the site at 34110-34222 Pacific HWY S is used as a Skating Rink & Service Building. We are proposing to change the use to become a Lumber Yard & Hardware Store for a location for the company New Standard Building Materials. The existing floor area of 28,930 SQFT will not change. We are proposing minor alterations as described below. To the interior of the Skating Rink we are proposing to add 2 simple wood framed walls with a 8’ door to connect the 2 areas inside. See depiction. To the exterior of the Skating Rink we are proposing to extend the shop doors size and replace the shop door. We would like to have them be enlarged to (2) 21’ x 14’ shop doors on the East Wall. See depiction. To the overall site of the property, we have a few alterations. See Depictions. • If allowed, we would like to repave the gravel area with asphalt overlay to be used as either lumber material storage or parking area whichever is allowed. • We are proposing to use the existing curb cuts that are in the middle of the site as delivery & customer entrance and exists. All deliveries would happen onsite. • We would like to adjust the parking space amounts to 3 rows of spaces near the rink for a total of 30 parking spaces. • We would like to add 18’ material racks with metal shed coverings on the open areas that were formerly parking. • We would like to add a new 8 ft security metal fence to the perimeter of the lot. • We would lie to extend the existing retaining wall so that the connect and close off the gap in between. Fencing would be added to sit on top of the wall.
