Dear Cynthia Rector:
On April 28, 2021, the City of Federal Way’s Department of Community Development received your zoning
inquiry regarding the property located at 35700 Enchanted Parkway South (parcel 282104 9069). The
following information addresses specific questions included in the request. In the interest of clarity, your
questions are listed below in bold, with the city’s response following.
The current zoning classification for the subject property:
The current zoning designation for the subject property is Commercial Enterprise (CE).
The permitted uses for the subject property:
Chapter 19.240 of the Federal Way Revised Code (FWRC) outlines the permitted uses in the CE zone.
According to FWRC 19.240.050, the current use of the site, vehicle sales, is permitted within the CE zone.
Site compliance with the following standards:
The time of development on this parcel was before the City of Federal Way’s incorporation. Verification of
conformance is typically performed at the time of a formal project review. At this time, the city cannot
confirm compliance with the current zoning code or building requirements without a formal site plan review.
1. Area, width, or depth of land as a building site for the structure:
Per FWRC 19.240.050, there is no minimum lot size, width, or depth for vehicle sales use in the
CE zone.
2. Floor space area of the structure:
There is no adopted floor area ratio standard for this use in the CE zone.

3. The setback of the structure from the property lines of land:
According to FWRC 19.240.050, the required setbacks are 20 feet in the front and 10 feet
along the side and rear property lines.
4. Height of structure:
According to FWRC 19.240.050, the maximum structure height is 40 feet above average building
elevation to 55 feet if the criteria in note 2 are followed.
5. Parking:
According to FWRC 19.240.050, one parking space for every 300 square feet of gross floor area.
