The properties are currently zoned Suburban Estate (SE), a district established for low density single-family residential use. The minimum lot size is five acres. Per Federal Way Revised Code (FWRC) 19.240.020, parking lots for oversized vehicles are only allowed in the Commercial Enterprise (CE) zoning district. The CE district is established for warehouse, industrial and manufacturing uses. The City's Comprehensive Plan identifies this property and the surrounding area as "single family, medium density;" therefore, CE zoning would be incompatible. Additionally, SE zoning prohibits oversize vehicle parking despite the asphalt parking pad already located on parcel #322104-9093. In regard to future development of the site, please be aware a stream crosses parcel 4322104-9013. Per FWRC 19.145.270, no development may take place within the established stream buffer. Stream buffers range in size from 35 to 100 feet depending upon the classification of the stream, and wetland buffers from 40 to 225 feet might also apply. A wetland report and stream delineation report prepared by a qualified professional will be required prior to any development activity.
